The Property Tank Dashboard provides a multi-layered view of your Tax Position, Cash Position, and Forecast Comparisons across different levels; Total Portfolio, Portfolio, and Property Levels. This helps you track financial performance in real-time and compare actual figures against forecasts.


1. Total Portfolio View

At the Total Portfolio level, two key financial metrics are compared against forecasts:

  • Tax Position: Compares the total tax position of all taxable properties (i.e., those generating rental income) against their forecasts.

  • Cash Position: Compares the total cash position across all properties (both taxable and non-taxable) against their forecasts.

Visual Indicators:

  • Green values indicate the actual amount is better (lower taxable income or less cash needed than forecasted).

  • Red values indicate the actual amount is worse (higher taxable income or more cash needed than forecasted).

  • ± Percentages are displayed to show how actual figures compare to forecasts.


2. Portfolio-Level Comparisons

You can also view forecast comparisons at the individual portfolio level. This allows you to assess the performance of specific groups of properties (e.g., properties held in a trust vs. individually owned properties).

  • Comparisons at this level are shown using red or green arrows to indicate whether the actual tax and cash positions are above or below forecasts for that specific portfolio.

    • Red arrow → The actual amount is higher than forecasted (worse tax/cash outcome).

    • Green arrow → The actual amount is lower than forecasted (better tax/cash outcome).


3. Property-Level Comparisons

At the individual property level, you can compare a single property's actual Tax Position and Cash Position against its forecasted values. This follows the same arrow-based indicators as the portfolio level.

Additionally, each property has a Rental Return Ratio, calculated as:

Rental Return Ratio = Rent Received / Market Value.

This ratio tracks against the annual forecast, with green or red arrows indicating whether the property is performing above or below expectations:

  • Green arrow → Rental return is exceeding the forecast.

  • Red arrow → Rental return is below the forecast.
